How It Works
Step 1
Feasibility Study
DevelopReady and the Land Owner agree to start a project together by signing a contract. DevelopReady starts a feasibility study to see if the project is possible. At the same time engineers create different layout options for the property. They will present the layout that maximizes the value or your land to your local jurisdiction in a Pre-Application Conference. If needed, they will update the layout based on feedback.
Step 2
Land Use Application
A land use application is a formal request submitted to your local government or planning authority seeking permission to develop your land for a specific project. Our team, including engineering consultants, will collect site data for the Land Use Application. This data, combined with the property layout, forms the application for development. Various experts will be involved to collect information like surveys, topography, traffic studies, maps, utility plans, grading plans, stormwater reports, and landscape preservation plans.
Step 3
Preliminary Plat Approval
Once you submit your application, the local government checks if it has all the needed info. If not, they might ask for more details. Once they have everything, they decide if your plans are approved. This is called Preliminary Plat Approval. The process might involve meetings, reviews by officials, and approvals from different groups, like the planning commission or city council, depending on what you want to do with the land.
Step 4
Construction Drawings
Our engineers will gather the details from the site and begin the project’s civil engineering. This is the development’s construction plans and includes specific locations for the subdivision’s utilities and amenities, and our engineers will layout the site in a way that maximizes the space for future use.
Step 5
Engineering Approval
The Jurisdiction will review the civil engineering plans and work with the DevelopReady’s engineers on the necessary changes. Following final approval of the plans, the Jurisdiction will hold a meeting with the developer, his construction contractor and his engineering consultant to review the construction schedule and process. At this point subdivision construction can begin.
Step 6
DevelopReady
Your land is now ready for development, and worth much more to developers and builders. We have successfully ensured maximum value or your land by putting in 6-18 months of difficult pre-work so that potential buyers don’t have to. Buyers will pay premium for entitled land because it is risk-free, and ready to build.
